� AUG 2 2 1984 <br />BOOR 58 64 <br />Discussion followed as to how long it would take to <br />amend the Comprehensive Plan to expand a node and also <br />regarding the fact that this action can be initiated either <br />at the request of the property owner or the County <br />Commission. <br />Commissioner Bowman felt in this case, it should be the <br />Board's responsibility. <br />The Chairman asked if anyone present wished to be <br />heard. <br />Attorney Steve Henderson, representing the owner of the <br />property, Indian River Industrial Associates, which is a <br />partnership of five individuals, four of whom are in indus- <br />trial manufacturing and research businesses. He stated that <br />this is a 58 acre site and they do have a development plan <br />based on parcels of basically 3 to 5 acres each. <br />Attorney Henderson felt that the Commission is inter- <br />ested in attracting industrial uses to the county. He <br />emphasized his belief that the proposed project is desirable <br />and the demand is there; the question seems to be how to fit <br />it in the node and permit it. He pointed out that they have <br />the proper zoning and have had it for ten years; the <br />confusion arises from the property being in the "maybe" area <br />of a node; and he felt that the Master Plan, in essence, <br />repeals the zoning. In regard to a statement about lack of <br />access, Attorney Henderson informed the Board that they have <br />a 60' right-of-way coming in on the north side, which runs <br />north of the runway to 98th Avenue. <br />Attorney Henderson wished to point out that what we <br />have here is a conflict as to interpretation of the Plan. <br />There are 300 acres available in the node and only 220 are <br />committed according to the staff report. This leaves 80 <br />acres, and his clients are only asking for 58. Staff is <br />saying that these 80 acres are being reserved, or have to <br />be, for connectors or in -fill area between the extremities <br />NA <br />
