' <br />Director Keating believed there is sufficient right of way <br />and sufficient distance to sight cars coming north by <br />drivers pulling out onto U.S. #1. <br />Lengthy discussion took place regarding the traffic <br />problems at the entrance to the proposed site. <br />Commissioner Wodtke felt it is difficult to tie in the <br />traffic problems of Vista Royale to the approval of the <br />proposed site plan, but believed the whole traffic situation <br />there should be reworked and these problems solved in some <br />way. <br />Commissioner Lyons had no problem with the Planning <br />Department's decision, but he did have a problem with the <br />intensity of use of the commercial property, which again <br />comes back to traffic safety. <br />Chairman Scurlock thought that it is a very complicated <br />issue, but he also was very concerned about the intensity of <br />use of this particular project. He believed that the owner <br />of the property has a right to use it for commercial, but <br />when you go from a radio station to traffic generated by a <br />retail center in a very dangerous spot, that is something <br />else again and he intended to vote against the approval of <br />the site plan. <br />Commissioner Lyons questioned the unanimous consent <br />needed to use the private road in Vista Royale because there <br />is other commercial property along the line there in Vista <br />Royale, and he was curious how that was approved. <br />Mr. Luckett explained that property is not part of the <br />association, and it was reserved. <br />Commissioner Bird felt there were good efforts by the <br />developer and the Planning staff to mitigate the negative <br />impact this development would have on the residential area. <br />His main concern, however, was traffic safety, and he stated <br />64 <br />I <br />
