� � r <br />Chairman Scurlock felt the people here today are concerned <br />about where the Board might designate this, if it is decided to <br />designate it. <br />Commissioner Wodtke noted that actually you do not designate <br />a neighbor node; you wait until you have an application, and the <br />applicant could ask for it anywhere. Therefore, this concept <br />really isn't tied to the intersection. He wished to know if <br />staff is saying take the remaining acreage; designate it as a <br />neighborhood node; and put it anywhere on the island. <br />Mr. Challacombe explained that staff is saying that a <br />neighborhood node is needed on the barrier island. Planning <br />Manager Keating clarified that what staff is recommending is that <br />the node be left the way it is, which is resort commercial. <br />Staff would like to see it developed mainly in the resort uses <br />and believe the rest should be limited to neighborhood uses, but <br />within this general area. <br />Mr. Challacombe noted that traffic is a site plan issue, and <br />staff would not recommend approval of any site plan where they <br />did not feel comfortable with the traffic flow. Staff is not <br />saying in this recommendation that the node has to be in this <br />particular location. <br />Chairman Scurlock stated that he did not want it either "at" <br />or "near" the intersection. He did agree there is a need for <br />some properly done commercial on the island, but not at that <br />intersection. <br />Commissioner Wodtke felt comfortable with saying that the <br />vicinity of the intersection is the proper place because if we <br />put it somewhere else, someone will say it is "spot" zoning. <br />Administrator reiterated that all staff is asking today is <br />how big the Commission wants the node, and staff will be coming <br />back in January with firm node lines. <br />Discussion ensued as to how large an area seven acres would <br />cover, and it was noted that the Roseland shopping center is <br />eight acres. <br />53 <br />1984 BOOK iju <br />DEC "I Fnu <br />J <br />
