MAR 6 198 <br />BOOK 0 FAGS 8 1 <br />Existing Land Use Pattern <br />The subject property contains a single-family dwelling, a fruit <br />stand, and an old citrus grove. North of the subejct property, <br />across State Road 60, is undeveloped land zoned C-1. East of <br />the subject property is an undeveloped parcel of land zoned <br />C-1, Commercial District. South of the subject property is <br />undeveloped land zoned Agricultural. West of this property is <br />the Mueller Center of Indian River Community College. West of <br />the subject property is a citrus grove zoned Agricultural. <br />Future Land Use Pattern <br />The Comprehensive Plan generally designates the subject <br />property and the land around it as LD -2, Low -Density <br />Residential 2 (up to 6 units/acre). In addition, the Plan <br />designates a 140 acre commercial node at the intersection of <br />Kings Highway and State Road 60 which extends eastward to 43rd <br />Avenue. The applicant is requesting to include the subject <br />property in the node. <br />Presently, this node contains 139.19 acres of land that is <br />zoned C-1, C-lA, Restricted Commercial District, or R-1, <br />Single -Family District. This acreage is broken down as <br />follows: <br />1) Winn Dixie and adjacent commercial 6.38 acres <br />uses on 43rd Avenue <br />2) Indian River Farms Drainage District .59 acnes <br />office and service station <br />3) Ed Schlitt Agency office .19 acres <br />4) First Bankers West Side Facility 1.79 acres <br />5) Ryanwood Shopping Center 18.68 acres <br />(site plan approved) <br />6) Oak Terrace Restaurant 7.82 acres <br />(site plan approved) <br />7) Infill property zoned C-1 or C-lA 49.58 acres <br />8) Infill property zoned R-1 16.23 acres <br />9) Other property zoned commercial 37.93 acres <br />west of Kings Highway <br />If the node is enlarged to 160 acres, there will be 20.81 acres <br />of unallocated land available in the node. This would be <br />enough acreage to include the subject property in the node. <br />Transportation System <br />The subject property has direct access to State Road 60 <br />(classified as an arterial street on the Thoroughfare Plan). <br />Commercial development of the subject property could attract up <br />to 14,000 average annual daily trips (AADT) with approximately <br />1200 trips in the peak hour. <br />40 <br />
