He agreed this was a significant <br />road for"the county, and he would not, therefore, expect the <br />applicant to pay for the whole road. <br />Commissioner Wodtke was concerned about tying this into the <br />z oxo i ng. <br />Attorney Brandenburg noted that the Board has a two-pronged <br />approach in this instance as they are asking for redesignation of <br />the Comprehensive Plan as well as rezoning, and the Comprehensive <br />Plan does have traffic standards in it which probably could not <br />have been met for this commercial development had 8th Street not <br />been constructed. <br />Commissioner Scurlock agreed that if the "Cu or "D" level of <br />service was exceeded, they couldn't have developed their property <br />and site plan approval would be based on their making a contribu- <br />tion to remedy the situation. <br />Commissioner Wodtke was of the opinion that Commissioner <br />Bowman's suggestion in regard to squaring off the property is <br />worth thinking about as one possible feasible alternative. <br />Commissioner Bird noted even with a conceptual plan, the <br />applicant still would have to have a pretty good idea of what <br />they are going to put on the property, i.e., whether a Zayre's, a <br />strip center, a car lot, etc., and Director Keating confirmed <br />that staff would have to have a general idea of what the use <br />would be. <br />Commissioner Scurlock believed we have some general <br />perameters as to what can be put on there. <br />M <br />48 <br />M <br />M <br />I <br />
