MAY 1 1985 \ <br />BOOK 60 PKE 0 7® <br />Besides the right-of-way donation, the applicant would also have <br />been required to pay fifty (50) percent of the cost of building <br />8th Street ($120,000 as shown in table 2), had he requested <br />development approval prior to the construction of the roadway. <br />This, however, would have eliminated some of the costs depicted <br />in table 1, such as restriping 8th Street, since these <br />improvements would have been done as part of the initial road <br />construction. Other items reflected in table 1 would have been <br />reduced in cost for the same reason. In addition, then as now, <br />the staff would probably recommend against the proposed U.S. #1 <br />project entrance, reducing the estimated costs of improvements <br />shown in table 1 by $87,000. <br />Two major conditions would be different if the project had been <br />submitted for development approval prior to the County having <br />constructed 8th Street between U.S. #1 and 6th Avenue. The <br />first is that the applicant would have been required to donate <br />the 8th Street right-of-way; as a result he would not have <br />received $85,000, and the County would not have been required <br />to pay $85,000. The second is that the applicant would have <br />been required to participate in constructing 8th Street, a cost <br />to the applicant of $60,000.
