AUG 911985 BOOK 61 F."I 84 <br />Director Keating emphasized the whole thing we are looking <br />at here is keeping the same general type and pattern of land use <br />on the west side of Old Dixie where commercial has not made a <br />significant inroad yet. <br />Commissioner Wodtke talked about the situation on 6th Ave., <br />12th St., 8th St., etc., the allowing of commercial, the traffic <br />movement from east to west, etc., and felt it is a really <br />difficult dec-ision. He believed we don't want to go west with <br />any more industria4 or commercial, and the only area where we do <br />have any 6, 8 or 10 multiple family is in this area, and it will <br />impact the road system. <br />Administrator Wright noted that the impact of multiple <br />family is significantly less than commercial, and the Vice <br />Chairman felt it is a matter of degree - you are going to stress <br />the road network less than if you approved the maximum. <br />Mr. Shearer explained that multiple family at 6 units per <br />acre is probably going to generate around 42 trips a day whereas <br />an acre of commercial at this level could attract about 1,000 <br />trips per day. <br />Vice Chairman Scurlock opened the Public Hearing and asked <br />if anyone wished to be heard in this matter. <br />Michael O'Haire,. Attorney representing the Reams family who <br />have owned this property since 1907, displayed demographics of <br />the site which were prepared by his office, plus photographs of <br />adjacent uses. He stressed that since the R 8 J,Crane Service <br />and Knight 8 Mathis Machine Shop are located there and there is <br />industrial zoning, industrial designation for the plant and <br />industrial uses on the east side of Old Dixie, that is what <br />prompted their application for a buffer between the multiple - <br />family property to the west. Attorney O'Haire felt that to deny <br />a buffer or a transitional zone from the industrial use on the <br />east side of Old Dixie is, in effect, to say to the Reams that <br />there is no use for their property for a 300' depth because <br />51 <br />
