Commissioner Wodtke felt that did not make any difference as <br />they might want to have it at some time, and Public Works <br />Director Jim Davis agreed it would be beneficial. <br />Director Keating felt then that the best thing would be to <br />refer it back to staff or the Planning & Zoning Commission to see <br />if a marginal access road is needed, but allow the access to U.S. <br />#1. <br />Chairman Lyons opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. <br />Darrell McQueen of Lloyd & Associates stressed that they <br />submitted the site plan three or four times and the way the <br />building is set in this site plan does not make provisions for a <br />limited access in front of this property. The corner of the <br />building is about 10 feet off the property line now and the <br />limited access required by staff might harm the owner. He felt <br />that the extensive site plan review process results in the <br />Planning Dept. actually designing a site. Mr. McQueen suggested <br />that if the Board wants it to be more restrictive, they should <br />change the ordinance, as their site plan conforms to the present <br />ordinances. <br />Commissioner Bird asked if we have any policy for the future <br />possibility of a marginal access road parallel to U.S. #1, and if <br />we have such a policy, have we applied it uniformly to all site <br />plans. <br />Director Keating stated that we have, but this site plan was <br />denied because we are applying the policy that they have to <br />connect to the marginal access road that is there, which is Old <br />Dixie. He repeated that his suggestion would be to send it back <br />to the Planning & Zoning Commission to determine whether or not a <br />marginal access road is needed in this part of U.S. #1. <br />Commissioner Bird hoped we would make the decision for that <br />entire corridor as we are doing on south U. S. #1. <br />Director Keating explained that Old Dixie would be the <br />access for properties facing both U.S. #1 and Old Dixie. <br />47 <br />��'� FP .� <br />BOOK fGE m� t. <br />
