L� <br />Director Keating advised that it could be approved subject <br />to the discretion of staff to approve the reconfiguration of site <br />plan to provide for a marginal access road. <br />Director Davis advised that we normally require a 40 -ft. <br />setback to accommodate both aisles for the 2 -way traffic movement <br />and some accessory parking for the site, if that is the desire of <br />the planner. That 40 feet includes the driveway connection, for <br />which the developer provides the paving up to the property line. <br />There have been cases where a portion of it has been paved and <br />then the owner of the site beyond it has paved the physical <br />connection to their pavement. It has been done both ways. <br />Attorney Mann suggested that Mr. McQueen take some time .to <br />see if that is possible up there, and if it can be done, they <br />would submit it as a minor change instead of having to go through <br />the whole site plan process again. <br />Chairman Lyons asked if Attorney Mann would agree to this <br />being at the discretion of the Planning Director. <br />Attorney Mann expressed her reluctance to commit to it <br />without knowing if it were possible or not. <br />Chairman Lyons believed that if Attorney Mann indicated a <br />willingness to see if this can be done, we might be able to <br />settle the matter. <br />Attorney Mann felt it would be more reasonable to wait until <br />the time the other parcel is going to be connected to it rather <br />than to put it in now and maintain it for a number of years. <br />Chairman Lyons agreed that was reasonable and could be <br />worked out. <br />Mr. McQueen pointed out the the setback requirements would <br />put the location of this building almost behind other buildings <br />along that corridor, and he felt that the County has devalued <br />this piece of property tremendously. <br />Commissioner Bird believed we have to start somewhere <br />because we cannot continue to make these mistakes. <br />ON MOTION by Commissioner Scurlock, SECONDED by <br />49 <br />SEP 1 8 1995 BOOK F�� <br />J <br />I <br />
