The ordinance <br />encourages doing the first two steps concurrently, and that is <br />what 60 Oaks has done. Mr. Boling further noted that the <br />proposed project consists of 10 acres with 60 attached single <br />family units; they are looking at a range of setbacks between 25' <br />and 45' from the perimeter and will have trees and hedging in <br />places where the setback comes closer. <br />Commissioner Scurlock pointed out that one thing we would be <br />adopting in this is a vehicle for zero setback for sideyards, <br />which really allows more open space, and Planner Boling confirmed <br />that they have quite a bit more open space in this type project <br />than they would in others. They are designing this as single <br />family attached units with the common wall between the units <br />actually being on the lot line. The density remains the same as <br />the normal RM -6. <br />Chairman Lyons noted that the road will meander through the <br />trees, and Public Works Director Davis stated that they have <br />guaranteed there will be at least 6' between the road edge and <br />any large object. He understood everyone's desire to protect the <br />trees and staff is trying to work it out. <br />The Chairman stated if people want to have a road meander <br />through trees, he had a problem making them take the trees out. <br />Commissioner Scurlock felt that is fine with a private <br />road, but with a public road, it could entail some major <br />liability.
