This <br />triggers the development order appeal process. <br />4) The County monitors the progress of the project, to <br />ensure that the terms of the development order are met. <br />No local development approvals or permits are to be <br />issued that conflict with the approved development order. <br />5) The developer submits the required annual report to the <br />County, T.C.R.P.C., and the State. The report aids in <br />the monitoring of the project's progress. <br />The Planning and Zoning Commission, at their October 17th <br />special meeting, made some amendments to staff's original <br />development order proposal. The Commission unanimously <br />recommended that the Board of County Commissioners grant <br />approval to the Grand Harbor development, subject to the <br />conditions of the amended development order. <br />Florida Statues require that the local government determine <br />whether and to what extent the development would: <br />a) be consistent with the local land development <br />regulations, and <br />b) be consistent with the report and recommendations of <br />the T.C.R.P.C. <br />These requirements should be considered in the review of the <br />proposed development order. <br />°OVERVIEW OF THE PROPOSED DEVELOPMENT <br />The proposed project is located between U.S. #1 and the Indian <br />River, north of 45th Street and south of 53rd Street, on ±680 <br />acres.
