BOOK 63 D'a <br />OPTION #1 Right of Way Donation - Development density to be <br />determined based on Gross Acreage of Parent Tract <br />prior to right of way transfer. <br />If this option is chosen, the owner would be <br />allowed to construct the same number of units on <br />the remaining parent tract that was allowed prior <br />to donation. For example, if the applicable <br />zoning were 10 units/per acre, approximately 100 <br />units could be constructed on the remaining 9 <br />acres if 1 acre were donated. All 'other current <br />development conditions required by the County's <br />code of ordinance would apply. <br />a <br />OPTION #2 Impact Fee Credit - As compensation for'donated <br />right-of-way, the County could issue a credit to <br />apply to the Parent Tract towards Transportation <br />Impact Fees in the amount equal to the appraised <br />value of the right-of-way. parcels. This may result in partial development <br />density transfer to the parent tract or impact fee <br />credit for that portion of the right-of-way <br />applicable. <br />As per your recent conversation Don Finney, the County <br />Right -of -Way agent, the value of the approximately 1 acre of <br />proposed right-of-way has been determined to be $38,000.
