ALTERNATIVES & ANALYSIS <br />The staff has prepared a zoning ordinance amendment to create a <br />professional office zoning district which would allow general <br />offices to be established on properties abutting art-e-rdal -- <br />streets. <br />The proposed professional office zoning district would be con- <br />sidered consistent with the LD -2, Low -Density Residential 2 (up <br />to 6 units/acre), MD -1, Medium -Density Residential 1 (up to 8 <br />units/acre), and MD -2, Medium -Density Residential 2 (up to 10 <br />units/acre), land use designations. This zoning district would <br />give the County discretion as to where his <br />offices could <br />be established. <br />Subsequent to the Board of County Commissioner's meeting of July <br />23rd, the staff has revised the proposed professional office <br />zoning district to indicate that it is designated to encourage <br />redevelopment and minimum and maximum district sizes were added <br />to reduce the possibilities of spot zoning and encouraging strip <br />commercial zoning. <br />RECOMMENDATION <br />The Planning and Zoning Commission feels that health services <br />should be included in the PRO district as a special exception <br />use. The staff respects the Planning and Zoning Commission's <br />opinion but feels that health services generate an amount of <br />traffic inconsistent with the other uses allowed in the PRO <br />district and recommend that they not be included. <br />Chairman Scurlock noted that staff's recommendation differs <br />from the Planning & Zoning Commission in that staff wishes to <br />exclude "medically related offices", due to the increased traffic <br />that such offices generate. <br />Commissioner Bowman preferred to workshop this further. <br />Chairman Scurlock opened the Public Hearing and asked if <br />anyone wished to be heard in this matter. <br />John Brenner, member of the Planning & Zoning Commission, <br />expressed his support of the proposed ordinance establishing a <br />Professional Office District, especially with regard to 6th <br />Avenue, because of the heavy traffic conditions. He felt there <br />has been a change for the better with the professional offices <br />along SR -60 in the city limits. <br />Bill Koolage, 815 26th Avenue, disagreed that an improvement <br />was made along SR -60 in the city. He suggested that the Board <br />require a buffered limited access road along the commercial <br />developments on SR -60, and urged the Board to be very careful of <br />83 <br />Um <br />BOOK o3 <br />
