JAN 2 7 1987 1 <br />BOOK F''"JE 95 <br />and if the Board wants to make that a condition of its approval, <br />he stated they are willing to accept it. <br />Richard Schaub confirmed that with the elimination of the <br />extra 5 -ft setback, they could get 25 additional parking spaces <br />on the east side of AIA. <br />Commissioner Eggert believed the parking will overflow onto <br />non -parking areas. <br />Richard Schaub anticipated that Grand Harbor will reach <br />sellout in 8'to 10 years. <br />Commissioner Wheeler asked how many people over the 8-10 <br />years would be using the beach club, and Mr. Schaub reiterated <br />his belief that since Grand Harbor is mainly a golf, tennis and <br />boating community, people who primarily are concerned with the <br />beach will not be interested in living at Grand Harbor. He <br />pointed out that Schaub Industries have properties within Indian <br />River Shores and do not wish to impact themselves. They have <br />tried to do everything they can to be cooperative. <br />Mike Bird of Beindorf & Associates explained that the <br />traffic generation analysis they did for Schaub Industries was <br />based on two land uses, dining facilities and recreation. The <br />50 parking spaces for the dining facility was computed on the <br />square footage of the room. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Bowman, the Board unanimously closed <br />the Public Hearing. <br />Commissioner Bird felt the Commission has supported the <br />Grand Harbor project from the beginning because of the <br />substantial impact it will have on the economic growth in this <br />county. He stated he would continue to support what the <br />Schaub's are trying to do, but he has a sincere concern for the <br />residents of Indian River Shores and felt we must work with the <br />leaders of that community as best we can to preserve their <br />35 <br />
