BOOK; F,qi.t g <br />J U L 211937 <br />Comprehensive Land Use Plan amendment, and rezone the parcel back <br />to multiple family as it was in 1982. <br />Chairman Scurlock asked if the only access to the 644 units <br />would be through the entrance of the shopping center, and Mr. Cox <br />believed it would be. <br />Attorney Michael O'Haire, representing project developer <br />Leonard L. Barber, Inc. of Ft. Lauderdale, assured the Board that <br />the applicant has followed all requirements of the site plan <br />application process to a tee. He pointed out that this site <br />plan has been in the works for sometime, and the developer has <br />been working closely with the Planning staff to make sure that <br />all requirements are satisfied. He felt that no matter how <br />sympathetic the Commission is to the people in Vista Gardens, <br />there is no good argument to reconsider the zoning. <br />Chairman Scurlock confirmed that legally the Board must go <br />through the site plan application process, but felt that through <br />that process, we have the ability to pursue a number of things; <br />the biggest concern, will be the increased traffic. <br />Commissioner Eggert, former chairman of the Planning 6 <br />Zoning Commission, agreed that the zoning question would be <br />futile to pursue because of the timetable involved. She believed <br />that long before a land use change could be obtained, the <br />developer would have undergone site plan consideration, and, <br />apparently, they have all their tees crossed with respect to the <br />requirements. <br />Ron Ewing, President of Vista Properties, Inc., stated <br />that all they ever wanted is for the County to set the rules, and <br />they have followed them. <br />Attorney O'Haire stated that the developer would be very <br />happy to receive any input from the residents on any aspect of <br />the site plan they wish to talk about. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />_ Commissioner Bird, the Board unanimously determined <br />36 <br />
