A substantial portion of the subject area consists of threatend <br />coastal sand pine scrub habitat. While staff feels that this <br />habitat should be preserved, it is staff's 'opinion, based upon <br />available research, that only acquisition can protect the <br />resource. Staff feels that a density reduction will not save the <br />scrub. <br />Transportation System <br />The subject property has access to North Gifford Road designated <br />as a primary collector on the County's Thoroughfare Plan and <br />South Gifford Road classified as a secondary collector. Several <br />local roads also extend north and south into the property off of <br />the collectors. All roads are at a current level of service "A". <br />Environment <br />Approximately 80 percent of the subject property consists of <br />excessively drained soils and is considered to be located in the <br />coastal sand ridge primary aquifer recharge area.
