Nearing obe%n REFERENCES: <br />Staff Planner <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their <br />regular meeting of April 26, 1988. <br />DESCRIPTION & CONDITIONS <br />Ronald and Sharon Hatala, as represented by Attorney Michael <br />O'Haire, have requested a rezoning for 1.71± acres of land from <br />RM -6, Multi -Family Residential District (up to 6 units/acre) to <br />CG, General Commercial. The subject property is situated <br />approximately 1200 feet south of 36th Street and east of the 200 <br />foot strip of land lying east of U.S. 1 and within the City of <br />Vero Beach. <br />The applicants intend to develop the property for light <br />commercial use. <br />On March 10, 1988, the Planning and Zoning Commission voted <br />unanimously to recommend approval of this request.. <br />ALTERNATIVES & ANALYSIS <br />In this section, an analysis of the reasonableness of the appli- <br />cation will be presented. The analysis will include a descrip- <br />tion of the current and future land uses of the site and sur- <br />rounding areas, potential impacts on the transportation and <br />utility systems, and any significant adverse impacts on environ- <br />mental quality. <br />Existing Land Use Pattern <br />The subject parcel is currently vacant and zoned RM -6. To the <br />west of the subject parcel within the City of Vero Beach is an <br />automobile dealership zoned C -1B, General Commercial Trades. <br />North of the subject property is vacant land zoned CG. East and <br />south of the subject property is vacant land zoned RM -6 in the <br />County and C -1B in the City along U.S. 1. The land to the south <br />under County jurisdiction is currently involved in a similar <br />request from RM -6 to CG. <br />Future Land Use Pattern <br />This parcel is situated in an area where a comprehensive plan <br />amendment was recently approved, redesignating the area from MD -1 <br />to MXD. Currently the Comprehensive Plan designates the subject <br />parcel and all land south and east under County jurisdiction as <br />MXD, Mixed Use District (allowing up to 6 units/acre). The <br />property north of the subject property under County jurisdiction <br />is also MXD, Mixed Use District.
