Director Keating advised that the other parcel is bordered <br />by roads on three sides - the road that connects the Boulevard to <br />the entrance road, and then it also is bordered by the Boulevard <br />and the entrance road. The 400' probably would come up to the <br />western edge of that Schlitt parcel and would provide the <br />opportunity to get a marginal access connection there. He <br />continued that Attorney Barkett's recommendation of clustering <br />with a deeper depth was looked into, but one of the disadvantages <br />is that you have the bridge to the south and less room to move <br />around with the access points. Unfortunately this situation is <br />not the best of all worlds, and the canal separating the other <br />commercial property to the south just exasperates the problem. <br />Commissioner Bowman believed OCR generates less traffic than <br />CL and asked why we have not considered OCR. <br />Director Keating felt that is a good point and advised that <br />the Board does not have to make that recommendation today; as <br />long as it is transmitted and the Land Use designation is <br />changed, the Board can take action on the rezoning however they <br />wish at the next hearing. <br />Commissioner Wheeler inquired about the difference in <br />traffic for 17 acres commercial as opposed to 10 acres commercial <br />and the remainder multiple family. <br />Director Keating stated that unless you look at the site <br />plan and can see the relationship between retail commercial, fast <br />food, and other uses, etc., you cannot be specific, but he felt <br />generally you can consider a reduction comparable to the <br />reduction in size, or about 1/3. <br />Chairman Scurlock believed we will have to discuss specific <br />details at great length when this item comes back to us from the <br />DCA review. <br />Commissioner Eggert commented that apparently HUD's number <br />of trips for senior citizens is much lower than those trips in <br />some other subdivisions and hoped this would be taken into <br />account also. <br />57 BOOK 72 ME 216 <br />APR 2 61988 <br />
