The project proposes a legal maximum of 160 <br />people. Thus, the project is within the maximum allowable <br />density. <br />10. Special Exception criteria for the residential center group <br />home are as follows: <br />1. Level I, II and III group homes and residential centers <br />shall be defined as facilities licensed by HRS which <br />provide a family living environment including super- <br />vision and care necessary to meet physical, emotional, <br />and social life needst for clients. The facility may <br />also provide education and training for resident <br />clients. These group homes shall be distinguished by <br />their resident capacity as follows: <br />-- Level I group home, up*to eight (8) residents; <br />-- Level II group home, up to twelve (12) residents; <br />-- Level III group home, up tib twenty (2 0) residents; - <br />and <br />-- Residential centers, twenty-one (21) or more <br />residents <br />2. The use shall satisfy all applicable regulations of the <br />State of Florida and Indian River County as currently <br />exist or may hereafter be amended. <br />3. The approving body shall determine that the proposed use <br />is compatible with the surrounding neighborhood in terms <br />of intensity of land use. As a measure of land use <br />intensity, the expected number of persons per acre• of <br />the proposed use may be compared to the equivalent - <br />number of persons per acre allowed within the respective <br />zoning district. The number of persons per acre within <br />the zoning district can be derived by multiplying the <br />density (d.u./acre) by household size estimates for, that <br />structure type. For the purposes of this section, the <br />following household size estimates shall apply: single <br />family homes, .2.5 persons/d.u.; multiple family, 2.0 <br />persons/d.u. The intensity of the group home shall not <br />exceed one and one-half (1.5) times the intensity of <br />adjacent residential zoning. <br />4. To avoid unsafe or unhealthy conditions that may be <br />produced by the overcrowding of persons living in these <br />facilities, a minimum floor area per person shall be <br />required. Floor area requirements shall be measured <br />from interior walls of all rooms including closet space. <br />-- Total Interior Living Space. A minimum of two <br />hundred (200) square feet of interior living space <br />shall be.provided per facility resident. Interior <br />living space shall include sleeping space and all <br />other interior space accessible on a regular basis <br />to all facility residents.- <br />Minimum <br />esidents. <br />Minimum Sleeping Areas. A minimum of eight (80) <br />square feet shall be provided in each sleeping <br />space for single occupancy. A minimum of sixty <br />(60) square feet of sleeping space shall be provid- <br />ed .for each bed in a sleeping space for multiple <br />occupancy. <br />JUL 5 1988 24 <br />
