McCoy <br />Wlw� REFERENCES: seagrove west <br />Staff Planne JOHN <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of August 23, 1988. <br />DESCRIPTION AND CONDITIONS: <br />The replat will adjust the lot lines on lots 32-34 and will plat <br />four lots out of a portion of the existing Tract "B". The replat <br />will also provide area for a recreation area denoted as Tract "T". <br />This project is located within the existing Seagrove West <br />subdivision which has a current zoning classification of RS -3 <br />(Residential Single Family, up to 3 units/acre) , with a land use <br />designation of LD -1 (Low Density Residential, up to 3 units/acre). <br />At its regular meeting of August 13, 1987, the Planning and Zoning <br />Commission granted preliminary plat approval. The owner, Riomar <br />Bay, Inc., is now requesting final plat approval and has <br />submitted: <br />1. a final plat in conformance with the approved preliminary <br />plat; <br />2. a performance bond covering the cost of construction; <br />3. an approved cost estimate from the project engineer; and <br />4. a contract committing them to completing the remaining <br />required improvements. <br />ANALYSIS: <br />The subject subdivision receives water and sewer service from the <br />City of Vero Beach. A Stormwater Management Permit has been <br />issued by the Public Works Director. The final plat is also in <br />conformance with the approved preliminary plat. Thus, all County <br />requirements concerning final plat approval have been addressed. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant <br />final plat approval to replat a portion of Seagrove West, <br />authorize the Chairman of the Board of County Commissioners to <br />sign a contract with the applicant committing the applicant to <br />completing the remaining required improvements, and accept the <br />irrevocable letter of credit guaranteeing the contract, subject to <br />satisfaction of the contract corrections and title certification <br />and Power of Attorney updates being provided to the County <br />Attorney's office (see attached cover memo). <br />'AUG 2 3 1988 94 <br />BOOK 73 o �,L 592 <br />
