traffic, and he did not believe ambulances normally would take <br />patients to that type place. <br />Planner Nearing stated that we could add additional wording, <br />and Chairman Scurlock noted that unfortunately people always seem <br />to find a way to get around things. <br />Commissioner Eggert was concerned about medical related <br />offices slowly taking over the building without anyone being <br />aware of it. <br />Planner Nearing advised that if there were an internal <br />alteration, one of the safety valves is that the facilities for a <br />medical related office would be different than those for a regu- <br />lar professional office and most probably would have to go <br />through the Building Department, at which time the Building <br />Department would red flag it and send it to Planning. <br />The Chairman asked if anyone present wished to be heard. <br />Attorney Bruce Barkett came before the Board representing <br />Ronald Kutschinski, the original applicant who asked for revision <br />of the PRO Ordinance. They support the staff proposal as it is <br />today. He noted that Commissioner Eggert was concerned that staff <br />did not address the Board's direction exactly as requested re <br />special exception, but Mr. Barkett believed the Board has always <br />told staff to consider their direction and then make their <br />recommendation based on their best judgment. In regard to <br />sirens going into InstaMed clinics, Attorney Barkett pointed out <br />that one of the built-in limitations for this District is that it <br />has to be on an arterial road; so, the sirens will not be coming <br />down the neighborhood roads. Mr. Barkett stressed that PRO <br />already has some severe built-in limitations - it must be on an <br />arterial road, and it has much more severe setback requirements <br />as well as more severe parking requirements. As to the parking <br />requirement, he advised that the building his client is contem- <br />plating is about 25,000 sq. ft. If it were all medical offices, <br />it would require 143 parking spaces, and that same number of <br />parking spaces would service a general professional office <br />28 BOOK 75 FADE 28 <br />N O V 11988 <br />
