HARBOR'S REQUEST FOR SITE PLAN EXTENSION FOR THE <br />HARBOR VILLAGE <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of December 6, 1988. <br />DESCRIPTION AND CONDITIONS: <br />On November 12, 1987, the Planning and Zoning Commission approved <br />a major site plan application submitted by Grand Harbor. Approval <br />was given to construct a 223,306 sq. ft. mixed use project at 2000 <br />49th Street located around the Grand Harbor marina. The project <br />consists of commercial, office and residential uses. <br />Due- to market timing/analysis concerns as well as consideration of <br />architectural changes, Grand Harbor has been unable to commence <br />construction prior to the expiration of the approved site plan. <br />However, if no construction has begun by November 12, 1988, the <br />site plan approval will lapse unless otherwise extended by the <br />Board of County Commissioners. The applicant submitted its <br />request for site plan extension prior to the expiration date of <br />the approved site plan as required by the site plan ordinance. <br />Therefore, the extension request is still timely. <br />No regulations have changed since the time of site plan approval <br />that would affect the proposed project. <br />Pursuant to the provisions of Section 23.2(G)(2), Appendix A of <br />the Zoning Code, Grand Harbor is requesting a full 1 year exten- <br />sion of the approved site plan. It•has been the policy of the <br />Board to grant extensions to projects which conform to current <br />codes. <br />RECOMMENDATION: <br />Staff recommends approval of Grand Harbor's request for a one year <br />extension of the approved site plan; the new expiration date to be <br />November 12, 1989. <br />51 <br />DEC 6 1988 <br />BOOK 75 F' GE 3O1 <br />
