Wiegers <br />Staff Planner, Cu rent Development <br />DATE: <br />SUBJECT: FINAL PLAT APPROVAL FOR THE GARDEN HOMES AT GROVE ISLE <br />UNIT TWO SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of March 21, 1989. <br />DESCRIPTION AND CONDITIONS: <br />Garden Homes at Grove Isle Unit Two Subdivision is a 13 lot <br />subdivision of a ±4.4 acre parcel of land located in the northern <br />portion of the Grove Isle development (immediately south of River <br />Shores Unity 1 Subdivision and east of the Garden Homes at Grove <br />Isle Unit 1 Subdivision). The subject property is zoned RS -6, <br />Single Family Residential (up to 6 units/acre) and has an LD -2, <br />Low Density Residential (up to 6 units/acre) land use designation. <br />Garden Homes at Grove Isle Unit 2: <br />Project Area: ±4.4 acres <br />Number of Lots: 13 <br />Lot Sizes: .21 to .38 acres <br />Project Density: 2.95 units/acre <br />At its regular meeting of July 28, 1988, the Planning and Zoning <br />Commission granted preliminary plat approval to the subdivision. <br />The owner, 1400 Development Corporation, is now requesting final <br />plat approval and has submitted: <br />1. a final plat in substantial conformance with the approved <br />preliminary plat; <br />2. an approved cost estimate of required improvements from the <br />project engineer; <br />3. a cash bond for 115% of the cost of the remaining required <br />subdivision improvements; and <br />4. a contract committing the developer to completing the <br />remaining required improvements. <br />7 <br />fitAR 211999 <br />BOOK 76 F,CL 39 9 <br />
