Itea ing CP <br />Community Develop nt Director <br />FROM: Stan Boling, AICP 4B <br />Chief, Current Development <br />DATE: April 7, 1989 <br />SUBJECT: EXTENSION OF PRELIMINARY PLAT APPROVAL FOR THE RIVERSIDE <br />PORTION OF THE SANDPOINTE SUBDIVISION <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of April 18, 1989. <br />DESCRIPTION AND CONDITIONS: <br />The riverside portion of the Sandpointe Subdivision is the second <br />phase of a 100 lot subdivision of a ±52 acre parcel of land <br />located immediately south of the Seagrove Subdivision on both <br />sides of S.R. A.I.A. The Planning and Zoning Commission granted <br />preliminary plat approval to the oceanside and riverside portions <br />of Sandpointe Subdivision on October 8, 1987, and the Board of <br />County Commissioners granted final plat approval to the oceanside <br />portion of the Sandpointe Subdivision on May 31, 1988. <br />However, no land development permit has yet been issued and no <br />construction has begun on the riverside portion. Prior to the <br />preliminary plat approval expiration on April 8, 1989, the devel- <br />oper submitted a request to the County to extend the plat approval <br />(see Attached #1). In accordance with subdivision ordinance <br />provisions, the Board may act on the request and extend the <br />preliminary plat approval for an additional 18 months. <br />Fred Banfield of Carter and Associates, Inc., on behalf of <br />Wildfield Properties, Inc., is now requesting an 18 month exten- <br />sion of the preliminary plat approval for the riverside portion of <br />Sandpointe Subdivision. <br />ANALYSIS: <br />Extensions, requested in writing prior to expiration of approval, <br />are allowed pursuant to section 7(d)(10) of the subdivision <br />ordinance. The Board has historically granted one 18 month <br />extension of preliminary plat approval to applicants making such a <br />request. <br />RECOMMENDATION: <br />Staff recommends that the Board of County Commissioners grant one <br />18 month extension of the preliminary plat approval granted for <br />the riverside portion of the Sandpointe Subdivision; said approval <br />shall expire on October 8, 1990. <br />7 <br />POOK <br />76 fArt 596 <br />APR 1 8 1989 <br />
