ALTERNATIVES AND ANALYSIS <br />The alternatives are as follows: <br />Alternative #1 <br />Sell the 1,963 square feet area to the Property Owners <br />association. Since the County's appraisal is almost two - <br />years old, staff recommends a $5,000 minimum price. The 3' <br />in question will not detract from the usability of the <br />property for future park use. <br />Alternative #2 <br />Lease the 1,963 s.f. area to the Property Owners Association <br />for a nominal fee for a 5 year period with renewal <br />,provisions. If. this alternative is selected, the Property <br />Owners Association should insure the property and indemnify <br />the county of any and all liability. <br />Alternative #3 <br />Enter into a license agreement whereby the county grants the <br />Association the right to use the property for landscaping. <br />The same insurance and liability provisions would apply as <br />provided for in Alternative #2. <br />RECOMMENDATION AND FUNDING <br />At this time, staff is reluctant to recommend sale of the south <br />three feet of the parcel since future County needs are not <br />certain. Staff recommends Alternative No. 3 whereby a license <br />agreement would be prepared to allow the Property Owners <br />Association use of the 3'.
