Chairman Wheeler asked if putting this on hold a month or <br />two until we get further into the Comprehensive Land Use Plan <br />would help staff. <br />Director Keating did not think so. He explained that one of <br />the things they are looking at is in the Gifford MXD; <br />essentially, there is an allowance to go up to 14 upa, and the <br />idea was that could be an incentive for low cost and public <br />housing. What we are looking at here is a density of a lot less <br />than conceivably could go in there. <br />Commissioner Scurlock commented that he finds the Victory <br />Park project attractive, well maintained, and a real asset, and <br />it certainly compares more than favorably with what they have <br />done with single family. The comments he hears from the <br />residents are all positive. <br />Commissioner Eggert agreed, but wanted the Board to know <br />that one of the main reasons for that is Tony Brown, who is <br />running that project with an iron hand. She felt he deserves a <br />lot of praise. <br />The Chairman asked if anyone present wished to be heard. <br />John Hett, vice president and broker for Estuary Development <br />Corporation, the applicant, informed the Board that he purchased <br />this property for an individual who was interested in coming in <br />with private money. He is hearing a lot of talk about low income <br />housing, but would like to call this project more affordable <br />housing because this is a transitional area. He agreed that 8 <br />upa is right at the threshhold for such a project and that with <br />10 upa, you are a lot safer, but Mr. McGeary, the developer, has <br />done these type projects all over the south for the last 40 <br />years. Mr. Hett pointed out that since they are using private <br />money, they obviously are going to make sure the property is <br />maintained. He also hears over and over how the Gifford area has <br />been neglected, but this area is not conducive to single family <br />development.
