r <br />RECOMMENDATION <br />Based on the above analysis, including the Planning and Zoning <br />Commission's recommendation and review by the DCA, staff <br />recommends that the Board of County Commissioners amend the <br />Comprehensive Plan to include the subject property in the <br />commercial node and rezone to CG, General Commercial. <br />Commissioner Bird understood that part of staff's recommen- <br />dation for approval is the reverter on the zoning if the mall is <br />not built, but Robert Keating, Director of Planning 8 <br />Development, explained that it is not a reverter per se, it is <br />allowing for the reversion of it. It is just an acknowledgement <br />that if the mail is not constructed, there is a sufficient period <br />of time for the Board to take action and to redesignate the land <br />to residential. <br />Commissioner Bowman asked if this is going to be changed in <br />our new Comp Plan since it is not presently within an urban <br />service area, and Director Keating explained that it is within <br />what we are proposing as an urban service area in the new Comp <br />Plan. <br />Chairman Wheeler opened the Public Hearing, and asked if <br />anyone wished to be heard in this matter. There being none, he <br />closed the Public Hearing. <br />ON MOTION by Commissioner Eggert, SECONDED by <br />Commissioner Scurlock, the Board unanimously adopted <br />Ordinance 89-18, amending the Land Use Element of the <br />Comprehensive Plan by enlarging the commercial node at <br />U.S. #1 and the North Relief Canal from 10 acres to 92 <br />acres. <br />20 <br />J <br />
