JUL 2 5 689 <br />BOOK ll F'AGE 410 <br />multi -family project, they could have driveway isles and they <br />wouldn't have to have right-of-way outside of their paved drive. <br />A lot of these waivers would not be required if they had gone <br />strictly multi -family, and this gives the County a little more <br />control over how they develop. <br />Commissioner Scurlock felt that some people understood that <br />this project was exceeding the allowable densities, but as staff <br />has pointed out, that is not the case. <br />Commissioner Bowman asked about the buffer along Jungle <br />Trail, and Mr. Boling explained that they would have a 35 -ft. <br />setback along the Trail, and of course, will have to comply with <br />the Jungle Trail Management Plan when they come in with their <br />management plan which is under review right now. <br />Commissioner Bird had hoped that somehow the County could <br />have acquired the western tract, because in looking at the map in <br />the Jungle Trail Management Plan, we are going to be in desperate <br />need of some public parking areas throughout the Trail if the <br />public is really going to enjoy it and have the use of it. This <br />would be a very likely place to do that, but unfortunately, that <br />may be just hindsight at this point. <br />Chairman Wheeler opened the Public Hearing, and asked if <br />anyone wished to be heard in this matter. <br />Attorney Michael O'Haire, representing the owners of the <br />property just to the west of the western portion of the <br />applicant's property, explained that his clients own some 700 <br />feet of waterfront, which is zoned RS -1. He felt we have a real <br />anomaly here, and wondered how in the world RM -6 zoning got to <br />jump Jungle Trail to become adjacent to RS -1 and Agricultural. <br />He has watched this property go through any number of <br />permutations over the years, but what is now being proposed <br />adjacent to his clients' property is basically a parking lot and <br />docks. His clients are not at all happy with that because it is <br />a deviation from the common rule, and it should not be. His <br />clients have been through a 2 -year process of obtaining permits <br />28 <br />
