A U lel c) 1989 <br />puo� 77 54S <br />Public Works has requested that, as part of the land develop- <br />ment permit application, the applicant submit a traffic <br />impact analysis and commit to any traffic improvements <br />indicated as necessary by the analysis. The applicant has <br />agreed to this condition; no improvements are known to be <br />needed at this time. The facility will be connected to both <br />the Grand Harbor and River Club golf courses via internal <br />service roads; thus, no conflicts should arise between <br />maintenance vehicles and normal project traffic. <br />13. Dedications and Improvements: No Boulevard right-of-way is <br />needed (adequate Boulevard right-of-way has already been <br />obtained adjacent to this site). As referenced above, funds <br />are to be escrowed to guarantee construction of the permanent <br />driveway and a deceleration land off of the Boulevard. <br />14. Phases: The project will be phased in relation to a tempo- <br />rary and permanent driveway, as referenced above. <br />15. Waivers: none requested or needed. <br />All applicable PRD special exception and preliminary plan <br />requirements are met with the application subject to con- <br />ditions specified at the end of this report. <br />D.O. AMENDMENT: <br />The D.O. amendment is to be adopted by a resolution, which simply <br />incorporates the new 4 acre site into the DRI project area and <br />provides for assumption of all applicable D.O. obligations.All <br />local government DRI concerns can be addressed through normal site <br />plan and/or PRD ordinance requirements and review. The PRD <br />applications under consideration satisfy staff concerns. <br />RECOMMENDATIONS: <br />Staff recommends that the Board of County Commissioners: <br />1. Adopt the proposed resolution which approves the requested <br />D.O. amendment to add the subject site to the DRI project for <br />use as a golf and grounds maintenance facility. <br />2. grant PRD special exception approval to add the site to the <br />PRD project for the requested use subject to the following <br />conditions: <br />a. as part of the land development permit, the developer <br />must submit information and analysis necessary for the <br />public works director to determine the best alternative <br />M or #2) as described in item #12 of this report; <br />b. prior to issuance, the land development permit shall <br />include alignment and construction specifications, for <br />the best alternative as determined by the public works <br />director, that are acceptable to the public works <br />director; <br />26 <br />
