Public Works is requiring the dedication of a 40' wide triangular corner clip <br /> at the northwest corner of the subject site which is located at the intersection <br /> of 45th Street and 43`d Avenue. The corner clip is needed for future signal <br /> equipment and related future intersection improvements. The corner clip is <br /> depicted on the plans and will need to be dedicated without compensation <br /> prior to or via the project's final plat. <br /> The County's Thoroughfare Plan classifies 43`d Avenue as an urban arterial <br /> requirement 120' of right-of-way. Presently, 90' of right-of-way exists for <br /> the subject segment of 43`d Avenue. Public Works has indicated that no <br /> additional right-of-way is needed for 43`d Avenue at this location. Therefore, <br /> no additional right-of-way is being provided with this project. <br /> Transit stop: The applicant has coordinated with MPO staff and is providing <br /> a transit stop, including a pad and sidewalk improvements along the site's <br /> 45th Street frontage and within the project so as to provide convenient <br /> pedestrian access between the project and the proposed 45th Street transit <br /> stop.In the future,staff anticipates that a shelter will added to the transit stop. <br /> Other Required Roadway Improvements: <br /> The approved traffic impact analysis indicates that the following site related traffic <br /> `a' improvement is required: <br /> a) A westbound left turn lane on 45th Street at the project driveway is required. <br /> The left turn lane must be constructed prior to the issuance of a certificate of <br /> occupancy (C.O.) for the project's first phase. <br /> External Sidewalks: <br /> A 5' wide sidewalk is required along the project's 43`d Avenue frontage, and the <br /> applicant is proposing to provide a sidewalk along the site's 45th Street frontage as a <br /> public benefit. A 5' sidewalk exists along the site's 43`d Avenue frontage and will <br /> need to be maintained by the developer through project construction. These <br /> improvements are acknowledged by the applicant, are noted on the conceptual PD <br /> plan,and will be noted on subsequent preliminary PD plans. The 45th Street sidewalk <br /> must be constructed prior to issuance of a C.O. for the first phase. <br /> Internal Pedestrian System: <br /> The development will have an internal sidewalk system that will link the uses and <br /> provide pedestrian access within the project for residents.
