Rison <br />Staff Planner, Current evelopment <br />DATE: August 23, 1990 <br />SUBJECT: Final Plat Approval for the High Pines Subdivision and <br />Request to Authorize Right -of -Way Acquisition for 58th <br />Avenue (Kings Highway) <br />SD -88-08-13 <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at its regular <br />meeting of September 4, 1990. <br />DESCRIPTION AND CONDITIONS: <br />- SUBDIVISION: <br />High Pines Subdivision is a proposed 64 lot residential subdivision <br />of a +/- 38.13 acre parcel of land located at the southeast corner <br />of the intersection of 58th Avenue (Kings Highway) and 65th Street <br />(South Winter Beach Road). The subject property is zoned RS -6, <br />Residential Single -Family up to 6 units per acre, and has an L-2, <br />Low -Density Residential up to 6 units per acre land use <br />designation. The proposed building density is 1.68 units per acre. <br />All roads, drainage and utility easements and facilities will <br />remain private, with the appropriate agencies granted access as may <br />be necessary. <br />- FINAL PLAT: <br />At its regular meeting of December 14, 1989, the Planning and <br />Zoning Commission granted preliminary plat approval for the <br />subdivision. The owner's agent, McQueen and Associates, Inc. is <br />now requesting final plant approval and has submitted the <br />following: <br />1. A final plat in conformance with the approved preliminary <br />plat; <br />2. A completed Contract for Construction for Remaining Required <br />Improvements; <br />3. An appropriate security arrangement acceptable to the County <br />Attorney's Office; and <br />4. An Engineer's Certified Cost Estimate for the Remaining <br />Required Improvements. <br />47a <br />
