12 . <br />13. <br />This includes the removal of all exotic vegetation from the <br />site as required by the comprehensive plan. Currently, the <br />site has a perimeter planting of maleluca trees which will be <br />removed. <br />The project will provide a Type B vegetative buffer with 6' <br />opaque fencing to provide a Type A buffer as required by the <br />applicable specific land use criteria. [25.1(s)(2)c5] <br />Utilities: There will be no sanitary facilities in -the <br />proposed storage building. There are sanitary facilities in <br />existing structures on the site which are served by County <br />water and sewer. These facilities will serve the entire <br />project. <br />Dedications and Improvements: <br />a. Fifteen feet of property will be preserved as right-of- <br />way for 27th Avenue. <br />b. The applicant will construct a 5' wide public sidewalk. <br />Specific Land Use Criteria, Public and Private Utilities, <br />Limited: <br />1. Limited public and private utilities shall include the <br />following when they are the principal use on a lot: <br />Electrical substations, package treatment plants, water <br />purification, storage and pumping facilities, sewage <br />pumping facilities, and similar utility uses. <br />2. All above -ground facilities not within an enclosure shall <br />be separated from any adjacent residentially zoned lot <br />and road right-of-way by Type "A" screening. Proper <br />signs shall be posted every three ( 3 ) feet upon the walls <br />and/or fences when the facility is deemed as being a <br />potential hazard to the public. <br />3. All below -ground cables within a utility right-of-way <br />shall be made known to the public through the use of <br />signs posted therein. <br />4. All above -ground facilities except distribution and <br />collection facilities shall be no closer than fifty (50) <br />feet to any residential property line. (Note: Applies <br />to water and wastewater plant facilities.) <br />5. In all zoning districts except the industrial districts, <br />all equipment, machinery and facilities which cannot by <br />their size or nature be located within an enclosed <br />building shall be separated with Type "A" screening. <br />6. All buildings and parking and loading areas shall be <br />located a minimum of twenty-five (25) feet from any lot <br />line adjacent to a residential zoning district.
