Land Use Designation: C/I (Commercial/Industrial) <br />4. Building Area: 192 sq. ft. (accessory shelter) <br />5. Total Impervious Area: 192 sq. ft. (building only, driveway <br />and parking are unpaved) <br />6. Open Space Required: 150 <br />Provided: 910 <br />7. Traffic Circulation: The project will be accessed by means of <br />a 24' wide stabilized (unpaved) access drive. <br />S. Off -Street Parking Required: 1 space <br />Provided: 1 space <br />Note: the access driveway and parking space will be <br />stabilized (unpaved) since the tower -constitutes an infrequent <br />use. <br />9, Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department. <br />10. Landscape Plan: The landscape plan is in conformance with <br />Ordinance #84-47 and the special exception landscape screening <br />criterion. <br />11. Utilities: The project will not be serviced by water or <br />wastewater treatment utilities. <br />12. Dedications & Improvements: Fifty-fifth Avenue is classified <br />as a subdivision collector which requires 60' of right-of-way. <br />Presently 55' of right-of-way exists for 55th Avenue, this <br />will require the dedication of an additional 5' of right-of- <br />way to bring 55th Avenue up to the minimum local standard. <br />The applicant has agreed to this dedication requirement. <br />13. Specific Land Use Criteria - Special Exception: Transmission <br />Towers [25.1(s)(3)) <br />1. All towers shall have setbacks from all property lines <br />equal to one hundred ten (110) percent of the height of <br />the proposed structure. This provision may be waived or <br />modified upon a recommendation by the director of public <br />works, based upon the following criteria: <br />a. The designed fall radius of the tower is depicted <br />on the site plan and does not impact adjacent uses. <br />b. A certified, signed and sealed statement from a <br />Florida registered professional engineer states <br />that the tower would collapse within the designed <br />and specified fall radius depicted on the plans. <br />2. In no case shall the fall radius (one hundred ten (110) <br />percent of height or other approved design fall radius) <br />encroach upon existing off-site structures or <br />residentially zoned property. <br />3.
