ANALYSIS: <br />1. Size of Development Area: 2.36 acres <br />2. Zoning Classification: RM -6 Residential Multifamily (up to <br />6 units per acre) <br />3. Land Use Designation: L-2 Low Density Residential (up to 6 <br />units per acre) <br />4. Building Area: Proposed: None <br />Existing: 1,200 sq. ft. existing <br />S. Total Impervious Area: <br />Existing: 8,931 sq. ft. <br />Proposed: 8,986 sq. ft. <br />Total: 17,917 sq. ft. <br />6. Open Space Required: 50% <br />Provided: 55% <br />7. Traffic Circulation: The project will be accessed by an <br />existing 23' paved driveway to S.R. A.1.A. <br />8. Off -Street Parking Required: 3 spaces <br />Provided: 4 spaces _ <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department. <br />10. Landscape Plan: The landscape plan is in conformance with <br />:.Chapter 926, including a perimeter Type "B" buffer. <br />11. Utilities: The existing facility is served by public water <br />and wastewater services; no changes are proposed. <br />12. Dedications' -and Improvements: The County comprehensive <br />.bikeway and sidewalk plan requires an 8' bikepath be <br />constructed along the project's S.R. A.I.A. frontage. The <br />applicant has agreed to construct the bikepath in conjunction <br />with the plant expansion. <br />S.R. A.I.A. is classified by the Indian River County <br />thoroughfare plan as a primary arterial which requires 120' of <br />right-of-way. While the County cannot dedicate right-of-way <br />to itself, the project will be set back from the ultimate <br />.right-of-way line, and the required bike path will be <br />constructed in the 10' area to be set aside for right-of-way. <br />13. Concurrency: This application was submitted prior to the <br />requirement of a concurrency certificate. Therefore, no <br />concurrency certificate is required. <br />14. Specific Land Use Criteria: <br />a. Between all above -ground facilities (except distribution <br />and collection facilities) and adjacent property having <br />a residential land use designation, a type "B" buffer* <br />(with 6' opaque screening) as specified in Chapter 926, <br />Landscaping, shall be provided. <br />*reduce to type "C" where abutting a local roadway, <br />reduce to "D" buffer where abutting a Thoroughfare Plan <br />roadway. <br />b.
