Most Intense Use of the Subject Property: 45,800 sq. ft. of <br />Retail Commercial <br />Transportation <br />A review of the traffic impacts that -would result from the proposed <br />development of the property indicates that the existing level of <br />service "D" or better, would not be lowered. With the proposed <br />zoning of the 4.58 acres, the most intense use would be 45,800 <br />square feet of retail (shopping center) commercial use, generating <br />approximately 37 peak hour/peak season/peak direction trips oh this <br />segment of Oslo Road, based on the Institute of Transportation <br />Engineers (ITE) trip generation rates. The traffic capacity of <br />this segment of Oslo Road is 630 trips (peak hour/peak season/peak <br />direction) at a level of service "D". <br />The existing traffic volume on this segment of Oslo Road is 165 <br />trips (peak hour/peak season/peak direction). The additional 37 <br />peak hour/peak season/peak direction trips created by the proposed <br />rezoning will increase the total peak hour/peak season/peak <br />direction trips for this segment of Oslo Road to approximately 202 <br />peak hour/peak season/peak direction trips, which is well below the <br />630:trip capacity at level of service "D". <br />Based upon staff analysis, it was determined that Oslo Road and K <br />other impacted roadways serving the project can accommodate the <br />additional trips without decreasing the existing level of service. <br />Impacted roadways are defined in the County's Land Development <br />Regulations as roadway segments which receive five percent (5%) or <br />more daily project traffic or fifty (50) or more daily project <br />trips, whichever is less. <br />The table below identifies each of the impacted roadway segments <br />associated with this proposed amendment.
