IT1 <br />BOOK � <br />�� <br />Thus, 53 acres of the overall 233 acre site will be developed <br />as residential areas; the remaining acreage is to consist of <br />a golf course, recreational -facilities, open space and buffer <br />areas. The applicant has noted that Parcels #7 and #8, while <br />curreintly designated for Multi -Family Development, may be <br />developed with Single -Family and/or Multi -Family units, <br />depending upon marketing determinations to be made as.. the.. <br />project progresses. The applicant is currently proposing the <br />following phasing schedule: <br />Proposed Residential <br />Phase Development Units Completion <br />---------------------------------------------------------- <br />#1 Golf Course, Club and <br />Maintenance Facility; <br />Residential Parcels 3, <br />4, and 5 100 July 1993 <br />#2 Residential Parcels -3, <br />2, and 6 100 Dec. 1994 <br />#3 Residential Parcels 7 100 July 1996 <br />and 8 <br />2. UTILITIES: Pursuant to the provisions of the County's Utility <br />Connection Matrix, this project will connect to public water <br />and wastewater facilities which will be provided by General <br />-,Development Utilities. <br />3. PUBLIC WORKS: All lots in the subdivision will be- accessed by <br />an internal roadway system to be platted via this project. <br />The Public Works Department has approved the conceptual street <br />lay -out which utilizes 40' wide rights-of-way and has approved <br />the project's connections to 23rd Street S.W. The internal <br />roadway system will include an emergency access on the western <br />edge of the site, lying on the north side of the B-10 Canal, <br />between 12th Avenue S.W. and the project's internal roadway. <br />4. ROADWAY PROVISIONS: <br />•8th Avenue S.W. <br />The project abuts a portion of 8th Avenue S.W., which is a <br />local road requiring a minimum right-of-way width of 60'. <br />Currently, a 35' wide right-of-way exists for 8th Avenue S.W. <br />Pursuant to Section 952.08(1)(b), the applicant is required to <br />dedicate 25' of additional road right-of-way for 8th Avenue <br />S.W. as a noncompensable right-of-way dedication in order to <br />attain the minimum local road right-of-way standard width of <br />60' for 8th Avenue S.W. <br />•6th Avenue S.W., north of 23rd Street S.W. <br />The County Thoroughfare Plan designates 6th Avenue S.W. north <br />of 23rd Street S.W. as a collector roadway requiring a minimum <br />right-of-way width of 801. Currently, no right-of-way exists <br />for this portion of 6th Avenue S.W. (The existing paved <br />roadway is constructed over the subject private property.) <br />Pursuant to Section 952.08(1)(b), the applicant is required to <br />dedicate 60' of road right-of-way for 6th Avenue S.W. north of <br />23rd Street S.W. as a noncompensable right-of-way dedication <br />in order to establish the minimum local road right-of-way <br />standard width of 601. At this time, no roadway improvements <br />for 6th Avenue S.W. are listed in the County's Capital <br />Improvements Program. Therefore, the public Works Department <br />has elected not to purchase the additional 20' of right-of-way <br />which will be needed to attain the ultimate 80' wide <br />Thoroughfare Plan right-of-way width for this portion of 6th <br />Avenue S.W. _ <br />42 <br />
