Koerner Request to Amend the Comprehensive <br />Plan and to Redesignate Approximately .31 acres from M-1 <br />to C/I, and to Rezone from RM -6 to CG (LURA 92-07-0143) <br />It is requested that the data herein presented be given formal <br />consideration by the Board of County Commissioners at their regular <br />meeting of November 17, 1992. <br />DESCRIPTION AND CONDITIONS <br />This is a request to amend the Comprehensive Plan and rezone <br />approximately 0.31 acres. The subject property is located at the <br />southeast corner of U.S. Highway #1 and 53rd Street and is owned by <br />Lawrence R. Koerner. <br />The request includes changing the land use designation from M-1, <br />Medium -Density Residential (up to 8 units/acre), to C/I, <br />Commercial/Industrial Node, and rezoning the property from RM -6, <br />Multiple -Family Residential District (up to 6 units/acre), to CG, <br />General Commercial District. The purpose of this request is to <br />secure the necessary land use designation and zoning to develop the <br />property with commercial uses. <br />As with all proposed amendments to the county's comprehensive plan, <br />the Board of County Commissioners is now to decide whether or not <br />the subject request is to be transmitted to the state Department of <br />Community Affairs for their review. If transmittal is denied, the <br />related rezoning request must be denied, since a property's zoning <br />must be consistent with its land use designation.
