p <br />JAN 1 4?vio BOOK 8® P,v 5 92, <br />•Planning and Zoning Commission Action <br />At its December 10, 1992 meeting, the Planning and Zoning <br />Commission voted 6-0 to grant major site plan approval contingent <br />upon special exception use approval being granted by the Board of <br />-- County Commissioners. The Planning and Zoning Commission also <br />recommended that the Board of County Commissioners grant special <br />exception use approval for the proposed heavy utility use. <br />Therefore, if the Board grants the special exception use request, <br />then the project site plan approval will become effective. <br />SITE PLAN ANALYSIS: <br />1. Size of Area of Development: <br />Phase I: 12.89 acres <br />Phase II: #6.64 acres <br />Total Project Area: 19.53 acres <br />2. Zoning Classification: RS -3, Residential Single Family <br />District (up to 3 units per acre) <br />3. Land Use Designation: PUB, Public <br />4. Building Area: Phase I: 31336 sq. ft. <br />Phase II: 17,381 sq. ft. <br />Total: 201717 sq. ft. <br />5. Total Impervious: Phase I: 29,057 sq. ft. <br />Phase II: 70,218 sq. ft. <br />Total: 99,275 sq. ft. <br />6. Open Space: Required: 40% <br />Provided: 768* <br />*Note: This figure represents open space after Phase I and <br />Phase II are constructed. <br />7. Traffic Circulation: For Phase I, the site will be accessed <br />from 58th Avenue by a 24' wide two-way asphalt driveway. <br />Phase II construction will provide a looped driveway through <br />the site, with a second 24' wide two-way driveway connection <br />to 58th Avenue being provided at the project's northern <br />boundary. The traffic circulation layout has been approved by <br />the County Traffic Engineer. <br />B. Off -Street Parking: Phase I Provided: 5 spaces <br />Required: 5 spaces <br />Phase II Provided: 12 spaces <br />Required: 5 spaces <br />Total Provided: 17 spaces <br />Required: 10 spaces <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department, and a Type "A" <br />stormwater permit will be issued. <br />10. Landscape Plan: The landscape plan is in conformance with <br />Chapter 926 requirements, including a Type "C" buffer along <br />the south and east property lines as required by applicable <br />specific land use criteria. <br />48 <br />
