FEB 23 1993 BOOK 8© FAGF907 <br />2. <br />3. <br />4. <br />Land Use Designation: Conservation 3 (up to 1 unit per 2.5 <br />acres) <br />Surrounding Land Use & Zoning: <br />North: Single Family Residence/RS-1 <br />South: Single Family Residence/RS-1 <br />East: Roseland Road, Multi -Family Residence/RM-6 <br />West: St. Sebastian River <br />Building Area: 700 sq. ft., modular building <br />Modular building structures approved by the Florida Department <br />of Community Affairs are permitted in RS -1 zoning districts. <br />As a condition of both the administrative approval and <br />subsequent building permit issuance, the applicant must <br />document that the structure has been approved as a modular <br />building by the Florida Department of Community Affairs. <br />5. Total New Impervious Surface: 700 sq. ft. <br />6. Open Space (overall site): Required: 50.0% <br />Provided: 95.3% <br />7. Traffic Circulation: Traffic circulation on the site will not <br />require any modifications to accommodate the addition of. a <br />modular building, except the addition of a standard (R1-1) <br />stop sign at the site's driveway intersection with Roseland <br />Road. The traffic circulation plan has been approved by the <br />County Traffic Engineer, subject to the installation of an Rl- <br />1 stop sign. A condition of the administrative approval <br />requires installation of the sign prior to issuance of a <br />certificate of occupancy (C.O.) for the project. <br />8. Off -Street Parking: Pursuant to LDR Section 954.05(2), <br />parking standards for the existing place of worship and the <br />expansion are satisfied by existing facilities. The addition <br />of a 700 square foot modular building for use as a Sunday <br />School classroom and as a pastor's office is considered an <br />accessory use to the church and does not increase the amount <br />of parking required on site. <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department. <br />10. Landscape Plan: The landscape plan is in compliance with <br />Chapter 926 of the Land Development Regulations and proposes <br />a Type "C" buffer along the northern property boundary. <br />Buffer requirements are in compliance with the applicable <br />specific land use criteria (see paragraph 13). <br />il. Utilities: County water and wastewater are not available to <br />this site at this time. The county utility services and <br />environmental health departments have no objection to approval <br />of the site plan and use requests. <br />12. Environmental Issues: During the review of a previous site <br />plan application for the site, Environmental Planning staff <br />determined that the site's vegetation had been significantly <br />altered and disturbed, with no actual native vegetative <br />community remaining on site to be preserved. Therefore, no <br />conservation set-aside measures are required. <br />30 <br />
