Chandler <br />County Administrator <br />DEPARTMENT HEAD CONCURRENCE <br />aAL& -OML, <br />Robert M 0 KeAqtinggA CP <br />Community Development Director <br />THRU: Sasan Rohani S -JE. <br />Chiefs, Long -Range Planning <br />FROM: John Wachtelx <br />V <br />Staff Planner, Long -Range Planning <br />DATE: June 3, 1993 <br />RE: COUNTY INITIATED REQUEST TO REZONE APPROXIMATELY 0.68 <br />ACRES FROM CG TO OCR (RZON 93-03-0108) <br />It is requested that the data herein presented be given f ormal <br />consideration by the Board of County Commissioners at their regular <br />meeting of June 15, 1993. <br />DESCRIPTION AND CONDITIONS <br />This is a request to rezone approximately 0.68 acres from cGs, <br />General Commercial District, to OCR,, Office, Commercial, <br />Residential District. Located on the triangle of land bordered by <br />U.S. #1s, Old -Dixie Highways, and 39th Streets, the subject property <br />consists of five lots owned by Theola D. Perrys, Walter M. Jacksons, <br />Ossie W. Jackson, and Presely Jackson. <br />The subject property contains lots that are part of the W.E. <br />Geoffrey and Espy's subdivisions. These are old subdivisions that <br />were divided when U.S. #1 and Old Dixie Highway were built. <br />In January of this year, a fire dama . geds, single-family home on the <br />subject property was demolished. As a non -conforming use in the CG <br />zoning district, this home could not be rebuilt. If the property <br />were rezoned to OCRs, howevers, the home could be rebuilt. The <br />purpose of this request is to secure the necessary zoning to <br />rebuild the demolished home on the subject property. <br />On March 9, 1993, the Board of County Commissioners considered this <br />issue. At that meeting, the Board directed staff to undertake this <br />county initiated rezoning. <br />On May 13, 1993, the Planning and Zoning Commission voted 6-0 to <br />recommend that the Board of County Commissioners approve this <br />request to rezone the subject property to OCR. <br />Existina Land Use Pattern <br />The Subject property is zoned CGs, General Commercial District. <br />While three of the subject property's lots are vacant, non- <br />conforming single-family homes exist on the other two. North of <br />the subject property, across 39th Street, the land is zoned CG and <br />contains a single-family home along the west side of U.S. #1 and a <br />19 <br />JUN 15 1993 <br />
