UTILITIES: Pursuant to <br />Connection Matrix, this <br />and wastewater, both of <br />River County Department <br />of Utility Services has <br />project. <br />:he provisions of the County's Utility <br />project will connect to public water <br />which will be provided by the Indian <br />of Utility Services. The Department <br />conceptually approved service to this <br />10. STORMWATER MANAGEMENT: A conceptual stormwater plan has been <br />approved by the Public Works Department. The applicant will <br />be required to obtain Type "A" and Type "B" drainage permits <br />prior to issuance of the project's land development permit. <br />11. OPEN SPACE: Required: 40% <br />Provided: The applicant has committed to <br />provide 50% or more for the total <br />project, as well as on a phase -by - <br />phase cumulative basis. <br />12. TRAFFIC CIRCULATION: <br />•Internal Circulation & Driveways <br />The applicant is proposing four access points to the project; <br />one driveway on CR 510, two aligned main entrances on each <br />side of SR A -1-A, and an additional driveway on the east side <br />of SR A -1-A south of the main entrance drives. <br />The southern driveway will align with the existing Moon <br />River/Coralstone project entrance. The main driveways on the <br />east and west sides of SR A -1-A will align with each other. <br />The driveway on CR 510 will be located approximately 800' west <br />of the CR 510/SR A -1-A intersection, which meets applicable <br />county driveway separation distance requirements. <br />All driveways will be full movement driveways that will <br />provide both left and right turns into and out of the project. <br />Each driveway improvement will include a right turn <br />deceleration lane and a left turn lane. <br />Internal circulation for the portion of the project on the <br />west side of SR A -1-A will be provided by a loop road. <br />Circulation for the portion of the project on the east side of <br />SR A -1-A will be provided by a driveway running parallel to SR <br />A -1-A. <br />The County Traffic Engineer has conceptually approved the <br />internal circulation plan and conceptually approved all <br />external site related traffic improvements. The County <br />Traf f is Engineer will not give final approval for the internal <br />circulation plan until the applicant submits with the <br />subsequent preliminary PD plans a larger scale plan depicting <br />all internal radii. Such a review and approval will be <br />required prior to preliminary PD plan approval to ensure safe <br />movement of service and emergency vehicles within the project. <br />*Road Network Impacts <br />Subsequent to the August 12, 1993 Planning and Zoning <br />Commission meeting at which this project was considered, the <br />applicant submitted a revised traffic impact analysis. Based <br />upon the newly submitted information and revised analysis, the <br />County Traffic Engineer has given final approval to the <br />conceptual plan traffic impact analysis.
