Surrounding Land Use and Zoning: <br />North: Roseland Road, Single -Family Residential/RS-3 <br />South: Single Family Residential/RS-3 <br />East: City of Sebastian Airport <br />West: Single Family Residential/RS-3 <br />NOTE: The City of Sebastian has been notified as an <br />adjacent property owner. No comments have been <br />received from the City at this time. Also, the <br />City Community Development Director has stated that <br />he has no objections to the proposal. <br />4. Total Area of Development: 54,015 sq. ft. or approximately <br />1.34 acres <br />NOTE: The site of the existing residence presently <br />consists of three parcels which must be unified <br />into a single parcel to ensure compliance with <br />applicable building setbacks. Therefore, prior to <br />site plan release, a unity of title must be <br />executed to unify these three parcels. . <br />5. Open Space: Required: 40% <br />Proposed: 97% <br />NOTE: No new impervious surface will be added to the site <br />as a result of the special exception use request. <br />6. Building Area: The existing 1,270 square foot residential <br />structure will not be altered. No construction is needed to <br />accommodate the proposed use, and none is proposed as part of <br />this application. <br />7. Traffic Circulation: The proposed fellowship hall will be <br />connected to the existing church facility via a 10' wide mulch <br />walkway. Church members will use the existing church driveway <br />and parking facilities and will use the mulch walkway to <br />access the fellowship hall. The traffic circulation plan, <br />which includes use of the existing driveway and parking <br />facilities, has been approved by the County Traffic Engineer. <br />8. Off -Street Parking: Required: 40 parking spaces <br />Provided: 56 parking spaces <br />Pursuant to LDR section 954.05(2), parking standards for the <br />existing place of worship and the proposed fellowship hall are <br />satisfied by the church's existing parking facilities. <br />9. Stormwater Management: The Stormwater Management Plan has <br />been approved by the Public Works Department. <br />10. Landscaping Plan: The landscaping plan meets applicable <br />chapter 926 requirements and depicts the type "C" buffer <br />required between the fellowship hall and adjacent single <br />family zoned property.
