eoox 91 Fa,F1Q37 <br />On March 10, 1994, the Planning and Zoning Commission voted 5-0 in <br />favor of recommending that the Board of County Commissioners grant <br />PD special exception use and conceptual plan approval with the <br />conditions stated at the end of this report (see attachment #5). <br />It is now the Board of County Commissioners duty to consider <br />granting, granting with conditions, or denying this request. <br />ANALYSIS: <br />1. Size of Development: 50.72 acres <br />Environmentally sensitive land 33.05 acres <br />I.R. Blvd. right-of-way to -be -dedicated .96 acres <br />Uplands 16.71 acres <br />Total Site: 50.72 acres <br />2. Zoning Classification: RM -8, Residential Multi -Family <br />District (up to 8 units per acre) and Con -2, Conservation 2 up <br />to 1 unit per 40 acres. <br />3. Land Use Designation: M-2, Medium Density (up to 10 units per <br />acre) and C-21 Conservation (up to l unit per 40 acres) <br />4. Number of Units: Phase 1: 88 <br />Phase 2: 92 <br />Total: 180 <br />5. Building Area: Phase 1: 47,480 sq. ft. <br />Phase 2: 46,609 sq. ft. <br />Total: 94,089 sq. ft. <br />6. Recreational Areas: Phase 1: 94,089 sq. ft. <br />Phase 2: 0 sq. ft. <br />Total: 94,089 sq. ft. <br />Proposed recreational areas include a clubhouse, swimming <br />pool, "tot lot" play area, walking trails, and a boat ramp <br />located on the west side of the Boulevard along the project's <br />14th Street canal frontage. The proposed ramp is to be used <br />only by project residents and will not be open to the general <br />public. Prior to release of the project site plan, the <br />applicant will need to verify that it has riparian rights to <br />use and access the canal. <br />7.
