APR 121994 <br />8m 92 Palet 103 <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted conceptual site plan and the suitability <br />of the site for that use. The Board may approve, approve with <br />conditions or deny the special exception use. The County may <br />attach any conditions and safeguards necessary to mitigate impacts <br />and to ensure compatibility of the use with the surrounding area. <br />If the Board approves the special exception use and conceptual plan <br />requests, then the applicant will need to obtain major site plan <br />approval as its next step in the development review and approval <br />process. <br />ANALYSIS: <br />1. Stormwater Management: A conceptual stormwater plan has been <br />reviewed and approved by the Public Works Department. The <br />applicant will need to include the stormwater improvements <br />within phase I since the project's existing stormwater <br />treatment areas are within the area that would be swapped with <br />Sandpointe West. <br />12 <br />
