For the time period <br />beginning with the adoption of the comprehensive plan in 1990 <br />through the end of 1992, the county had issued building permits for <br />over 1939 dwelling units. Therefore, the number of existing units <br />has increased from 26,000 to over_27,939. <br />Considering the referenced changes to the county's land use plan <br />and new units built since plan adoption, the county's present <br />residential allocation ratio is 4.387. The information used to <br />determine this residential allocation ratio is as follows: <br />1. Total number of units allowed: 119,630 <br />2. Existing units: 27,939 <br />3. Projected number of units needed (1990-2010): 20,887 <br />4. Current Residential Allocation Ratio: <br />119,630 - 27,939/20,887 = 4.390 <br />Staff's position is that densities allowed by the comprehensive <br />plan can now be increased to the extent that the additional units <br />which can be accommodated by the density increase do not cause the <br />county's residential allocation ratio to exceed -4.487. <br />With respect to the proposed amendment., staff has determined that <br />the increase in potential units associated with the proposed <br />density increase would be 239. That is based on the following <br />information: <br />1. Total Acres: 159 <br />2. Net Acres: 119.25 (Total Acres X 0.75) <br />3. Maximum Units in Low Density -1 Designation (3 units/acre): 358 <br />4. Maximum Units in Rural Designation (1 unit/acre): 119 <br />5. Net Increase in Units (358 - 119): 239 <br />Using a conservative estimate, 39.75 acres, or 25% of the subject <br />property's 159 acres, would be used for infrastructure such as <br />APR 12.1994 73 fl y <br />�QW 92. i,�IJC 164 <br />
