STANDARDS NOT MET <br />Section 911.10 Commercial districts. <br />(1) Purpose and intent. These districts are intended to permit the development of commercial <br />property to ... promote the economic well being of the county, ... and ensure commercial <br />development compatible with existing and proposed development. <br />REASONS TO DENY SITE PLAN <br />This development will cause the devaluing of property and the design of the sight plan is not compatible <br />with adjacent existing properties. <br />STANDARDS NOT MET <br />Section 911.10 General Districts. <br />(2)(e) CL: Limited commercial district. The CL, limited commercial district, is intended to provide <br />areas for the development of restricted commercial activities. The CL district is intended to <br />accommodate the convenience retail and service needs of area residents, while minimizing the <br />impact of such activities on any nearby residential areas. <br />REASONS TO DENY SITE PLAN <br />The site plans flagrantly violate this standard. A 47,000 sq. foot Shopping Center, with a 28,000 sq. <br />foot Publix Super Market is far greater than what is needed to accumulate the convenience retail and serve the <br />needs of area residents. <br />STANDARDS NOT MET <br />Section 952.12 Median Openings <br />(9) Median Openings. To assure traffic safety, capacity and control, median openings located within a <br />traffic -way corridor shall be spaced the maximum distance apart that will allow safe and adequate <br />traffic circulation... <br />(b) 'No median openings shall be spaced at a distance less than 660. feet from any signalized <br />intersection or median opening, except the median openings may be spaced at a lesser <br />distance based upon a traffic study and impact analysis; but in no case shall median <br />openings be spaced at less than 330 feet ..." <br />REASONS TO DENY SITE PLAN <br />The site plan violates this section because the second (westerly) median opening is less than 330 feet <br />from the first median opening on Mooring Line Drive. _ <br />STANDARDS NOT MET <br />Section 954.09 Off-street Loading Regulations <br />These requirements shall apply to all commercial and industrial uses. <br />(1) A minimum number of loading spaces or berths shall be provided and maintained as follows: <br />Building(s) Size in but not <br />Sq.
