BOOK UIC RAA 79 M <br />Steps 1 and 2 are being taken concurrently for a portion of the <br />48.88 acre addition. While the applicant is requesting conceptual <br />special exception approval to add the entire 48.88 acres to the <br />overall development, the applicant is requesting preliminary PD <br />approval on 39.94 acres of the 48.88 acre addition to construct <br />golf course related improvements. On the remaining 8.94 acres of <br />the 48.88 acre addition, the applicant will seek preliminary PD <br />approval for residential development at a later date. <br />As a result of the 48.88 acre addition, the developer is re- <br />designing certain parts of the existing approved project area. <br />All of the design changes are east of 6th Avenue S.W., and are <br />mostly related to golf course modifications necessary for shifting <br />two golf holes on to the 48.88 acre addition. Design modifications <br />will also allow a larger area for residential development within <br />the existing project area, since less of that area will be designed <br />for golf course improvements. The modifications made are not <br />substantial, are depicted on the revised conceptual plan, and will <br />be approved as part of the conceptual plan modification to add the <br />48.88 acres. <br />@Planning and Zoning Commissions Recommendation <br />At its regular meeting of June 23, 1994, the Planning and Zoning <br />Commission voted unanimously to recommend that the Board of County <br />Commissioners grant PD special exception use and conceptual plan <br />approval for the 48.88 acre addition, and grant preliminary PD <br />approval for a portion of the 48.88 acre addition subject to Board <br />of County Commissioners approval of the PD special exception use <br />request. <br />•Board of County Commissioners Consideration <br />Pursuant to Section 971.05 of the LDRs, the Board of County <br />Commissioners is to consider the appropriateness of the requested <br />use based on the submitted site plan and suitability of the site <br />for that use. The Board may approve, approve with conditions or <br />deny the special exception use. The County may attach any <br />conditions and safeguards necessary to mitigate impacts and to <br />ensure compatibility of the use with the surrounding area. <br />ANALYSIS: <br />1. Size of Total PD Project Development Area: <br />Previously Approved PD Project Area: 246.76 acres <br />Proposed PD addition: 48.88 acres <br />Gross site area: 295.64 acres <br />Note: 64.8 acres of the approved conceptual plan are being <br />modified with this application. _ <br />2. Zoning Classification: RS -6, Residential Single Family <br />District (up to 6 units per acre) <br />3. Land Use Designation: L-2, Low Density 2 (up to 6 units per <br />acre) <br />4.
