BOOK 93 PAGE 209 <br />rezoning the subject property is consistent with Future Land Use <br />Element Policy 2.5. <br />- Future Land Use Policy 4.3 <br />Future Land Use Policy 4.3 states that activity centers, such as <br />industrial developments, shall be located within commercial/ <br />industrial nodes to ensure efficient utilization of the <br />transportation network. Since the subject property is within a <br />commercial/industrial node, the proposed request is consistent with <br />Future Land Use Policy 4.3. <br />- Economic Development Element Objectives 1 and 6, and Policy 1.1 <br />These objectives and policy deal with lowering the county's <br />unemployment rate by encouraging the expansion of existing <br />businesses and industries, and the attraction of new ones. By <br />providing additional industrially zoned land, the proposed rezoning <br />will facilitate industrial development of the subject property. <br />Therefore, the request is consistent with Economic Development <br />Element Objectives 1 and 6, and -Policy 1.1. <br />As part of the staff analysis, all policies in the comprehensive <br />plan were considered. Based on that analysis, staff determined <br />that the proposed zoning district is consistent with the <br />comprehensive plan. <br />CONCLUSION <br />The requested zoning is compatible with the surrounding area, <br />consistent_ with the goals, objectives, and policies of the <br />comprehensive plan, and meets all applicable concurrency criteria. <br />The subject property is located in an area deemed suitable for <br />industrial uses, and the.request•has met all applicable criteria. <br />Staff supports the request. <br />RECONNENDATION <br />Staff recommends that -the Board of County Commissioners approve <br />this request to rezone the subject property from A-1 to.IG. <br />Commissioner Adams asked if a site plan for any of this <br />property had been submitted, and Community Development Director <br />Robert Keating answered that no site plans have been submitted. He <br />explained that this property, which has split zoning, is under one <br />ownership. The purpose of this rezoning is to secure the necessary <br />zoning to develop the site with industrial uses. <br />Chairman Tippin opened the Public Hearing and asked if anyone <br />wished to be heard in this matter. <br />46 <br />September 6, 1994 <br />
