1'0Oy W PAGE 496 <br />It was determined that no one else wished to be heard and the <br />Chairman closed the public hearing. <br />MOTION WAS MADE by Commissioner Eggert, <br />SECONDED by Commissioner Adams to grant Oak <br />Harbor's conceptual Planned Development Plan <br />modification and Special Exception Use request <br />with the condition outlined in staff's <br />memorandum. <br />Under discussion, Commissioner Macht asked the extent of the <br />accessory commercial property. <br />Director Boling explained that they were allowed up to 10,000 <br />square feet building and land area for accessory commercial, and <br />that figure was based on the number of units (20 square feet per <br />unit) occupied. The general public would not be attracted, because <br />of sign regulations, to the accessory commercial which was intended <br />for residents of the development. <br />Commissioner Eggert cited the memo as saying the commercial is <br />to be contained within the clubhouse facility, and Director Boling <br />clarified that the commercial use would be located on the same site <br />as the clubhouse, not necessarily the same building. <br />Steve Moler, with Masteller & Moler, Inc., explained that <br />neighborhood commercial will be developed in the same design <br />structure as the clubhouse facilities. <br />Commissioner Macht indicated the concern was due to their <br />recent unpleasant experience with a commercial enclave in a <br />predominantly residential neighborhood and wanted assurance that <br />the opportunity did not exist for future problems to arise in this <br />situation. <br />Director Boling responded that the opportunity for complaints <br />always exists, but this accessory commercial was in the plans from <br />the very beginning. <br />THE CHAIRMAN CALLED THE QUESTION.
