Traffic Circulation: The facility will access a ±300' segment <br />of 4th Court at a point approximately halfway between Indian <br />River Boulevard and Vista Gardens Trail. The access driveway <br />to the facility will be a single two-way driveway on the north <br />side of 4th Court. The Public Works Director and the County <br />Traffic Engineer have approved the site's proposed driveway <br />connection to 4th Court and the on-site traffic circulation <br />plan, and have no objection to approval of this site plan <br />application. <br />13. Stormwater Management: The stormwater management plan has <br />been approved by the public works department, and a Type "B" <br />stormwater permit will be issued. <br />14. Utilities: The project will be serviced by county potable <br />water and wastewater. Connection to county utility services <br />is mandatory, and has been approved by the county's Department <br />Of Utility Services and by Environmental Health Services <br />(HRS). <br />15. Landscaping: The landscaping plan is in accordance with <br />Chapter 926 of the county land development regulations. Since <br />the zoning classification and use of properties abutting the <br />subject site are of the same zoning and use as the subject <br />site, no supplementary landscape screening or buffers are <br />required by the LDRs. <br />16. Environmental: <br />•Uplands: The subject site is greater than 5 acres, and is <br />subject to. review under the native upland preservation <br />requirements of LDR section 929.07. Because the site is <br />overgrown with Brazilian Pepper trees, environmental planning <br />staff has determined that no native ,upland vegetation <br />communities exist on the site and, theref-ore, no upland <br />preservation is required. <br />SEPTEMBER 26, 1995 30 <br />
